When it comes to your HVAC system, regular maintenance will add to its longevity and your comfortability year-round. 

Here are some suggestions on how you can keep your HVAC running in tip-top shape for many years to come. 

  1. Change the Filter: This is a MUST. A must because, well, dust. When the air filter in the furnace or air conditioning system gets clogged with dust, dander, and debris, the system strains to push out air. The cleaner the filter, the cleaner the air, and the less the HVAC has to work regardless of the season. Some experts recommended changing filters every 90 days, but if you have smokers, pets, allergies, construction around your home, or heavy outside pollutants may necessitate changing the filter every 30 days. Check your filter every 30 days, whether you change it or not.

  1. Schedule Two Tune-Ups Per Year: Like your car, your HVAC needs regular tune-ups, one in late fall before the furnace gets turned on for winter and late spring before the air conditioner kicks into high gear. These tune-ups include full equipment inspection, lubrication of all mechanical parts, checking fluid levels, clearing out drains and tubing, getting rid of any debris that may have gathered, clean the air ducts, checking the heat exchanger for cracks, and other tasks that ensure the energy efficiency and safety before the seasons’ change.

  1. Check the Outdoor Unit/Condenser: The air conditioning unit (condenser) of your HVAC sits outside where it can collect air. Your unit being outdoors isn’t an issue until severe storms come through your area. Like your roof, check for hail damage and plant material that may have gotten blown in during heavy winds. Also, clear plants, weeds, and vegetation around the unit regularly to ensure nothing is blocking the condenser and its air vents. 
  2. Replace and Upgrade Insulation: Heat rises, so the first place to insulate thickly is the attic to keep the conditioned air in the home. Next, check the insulation around the air ducts, vents, windows, doors, and outside walls. According to the Environmental Protection Agency, homeowners can save up to 15% on heating and cooling costs by adding insulation and sealing their homes, including the basement and crawl spaces, along with the additional insulation in the attic. 
  3. Invest in a Smart Thermostat: No one likes a micromanager, but a smart thermostat can save you money by programming and using apps that regulate home temperatures when you’re not home. Some have motion sensors that will raise and lower the degrees if someone is or isn’t there. Another perk of some smart thermostat systems is learning your habits and routines to adjust the heating and cooling of your home without programming.
